PMS seizes RTM opportunity

Colchester-based residential property managers, PMS Managing Estates, proved how quickly they respond when a group of South London leaseholders asked for help in taking over the right to manage (RTM) their building.

The eight leaseholders at a converted former Victorian pub in Deptford approached leading trade body, the Association of Residential Managing Agents (ARMA), for advice, and ARMA published the request in their Members’ Circular, which is distributed to more than 250 members across England and Wales.

PMS Director of Property Management Liam Furr was the first to get in touch, and quickly proved the company’s credentials.

Leaseholder Nigel Shardlow, who lives in the block’s former beer cellar, explained:

“We knew what we wanted – someone who had the experience to guide us through a complicated process. PMS seemed the most experienced, the most professional and they were the ones who took the trouble to find out about us and listen to us, giving personal responses to the information we requested.

“It was a good sign that they responded to our request so quickly, we found they had lots of positive reviews and that they responded quickly to any negative feedback, we could see that they care about their customers and their reputation and that they follow things up.”

Nigel explained that, as well as requiring support to gain RTM status, the leaseholders needed a management company they could trust to look after the building and keep it well maintained

PMS successfully completed the claim process on their behalf and the new RTM Company, with Nigel as one of the Directors, takes over its management responsibilities, supported by PMS as managing agents, on 1 March.

Liam Furr from PMS said:

“Almost one third of our new business enquiries involve guidance about the right to manage, and we specialise in guiding leaseholders through every step of the process.

“We were happy to help with transferring the management function. We have a 100% success rate with the RTMs we have executed, and I would  recommend involving professionals to avoid being exposed to unnecessary costs if the RTM process fails.”

In 2017, PMS won the prestigious Customer Service Award at the national Property Management Awards. The company, which manages a portfolio of more than 6,000 homes across East Anglia, London and the Southeast, is regulated by professional bodies, the Association of Residential Managing Agents and the Royal Institution of Chartered Surveyors.
