The chances are if you are looking at this site you are doing so as either an existing customer or a potential one.

Our call centre staff have compiled a list of frequently asked questions that our customers ask. If, however, you have a query that isn’t addressed here please feel free to call us on 01206 835 350 where your question will be dealt with quickly and efficiently.

Q1. My last managing agent was hard to get hold of and a different person turned up at every meeting.

A. At PMS a designated Site Manager is assigned to your site. This Site Manager will arrange and attend all meetings. Each site manager has their own dedicated phone line and email address. For emergency situations, our 24 hour UK based Call Centre is manned by operating teams who will locate and dispatch help.

Q2. What happens if my site manager is away from PMS?

A. Each site manager works with in a team, during holidays or illness other team members will be there to help you.

Q3. I’m not happy about something with my site.

A. Our number one contact method with the sites we manage is feedback we receive from you. This feedback from our residents can be about things that need attention and occasionally we receive calls congratulating us on how well we’re doing. For those times when your site manager is not in the field, we have dedicated Site Inspectors who visit all our sites on a rotational basis. Look out for them in our new fleet of Peugeot vehicles.

Q4. How much do you charge?

A. Some companies charge on a per week, per flat basis then charge a percentage for larger expenditures like external decoration. Our fee is based on a percentage of your annual income received/collected. We feel this is the fairest way of charging.

Q5. Why do I pay a service charge?

A. Amongst other things, your service charge will cover the cost of providing the following services for your building:

Buildings Insurance

Cleaning and gardening

Electricity

Accountancy fees

Bank charges

General maintenance

Administration

Q6. I own a freehold property, why am I expected to pay a Service Charge?

A. If your freehold property has been built as part of an estate that includes communal areas such as garages, gardens or areas open to the public, you will be charged for the upkeep of these areas. Your service charge will include the cost of cleaning, maintaining and insuring these areas. Your Service Charge will be apportioned to the amount of money it costs to keep these areas serviced and is always approved by the directors of your Residents Management Company.
